Need Answers To Some Question On Rental Of Shop Premise

The Shop is located in Chennai. I need to understand as per Indian law the process to address my below queries: 1. The Tenant is running a shop on my premises for 26 years. To our tenant, we had put the 11 months agreement last in 2010 and we stopped as we have to ask them to vacate the land from then on. But they are giving reasons that they are not getting a suitable shop. 2. We are getting the rent on time. 3. But the building is getting old and we are afraid of any damage because of that, so we are asking them to vacate. 4. The rent is below the rent control slab. Please let me know what should be my next action to evict the shop tenant from my premises legally. Regards.
