Sale Agreement

1. One of my friends did a sale agreement 1 year back in India by taking an adv amount from the buyer in India. 2. The agreement was for 1 year. In between the buyer didn't maintain good communication via emails or phone. Also, he didn't provide documentation on loans, finance, income etc. 3. Just 3 days before, he contacted the Seller who stays abroad to come to India for the final registration. 4. The seller again was not satisfied with the documents shown by the buyer and it was just 3 days' short notice for anyone to come down to India from thousands of miles away. 5. The seller decided and requested the buyer to cancel the agreement after the sale agreement finally expired. He communicated he will refund the buyer adv amount. 6. The buyer asked for the comp amount. The seller even agreed to it. But later, the buyer took a U-turn & insisted the seller come down to India to get the final regn completed. Please guide the seller as the buyer threatening court action.
