I have given legal notice to my tenant one month before on 25 Feb also I have inform him to vacant my flat 6 month back in September. Now he saying because of lockdown he will not leave I said ohk, your agreement is finishing on 31st March so you will pay next month 10% more rent and maintenance. He replied do whatever you want I will not give you more money. Also he said what you can do? I was trying to vacant my flat from 6 month. First he said he needs one month, I said ohk, than he said he cannot find, I gave him some number of landlords but he never called, after that he said as per agreement he will leave on 31march now he is saying after lockdown may be 2-3 months. What to do?

Just get issue legal notice under section 106 of Transfer of Property Act and then file Eviction Suit.

Dear Sir, He is taking benefit of situation and in the meanwhile get issue a legal notice after 14th April and if already issued directly file a eviction suit and force him to deposit the enhanced rent with arears of rent if any.
