I Want To Gift My Proprty To My 7 Year Son Beca Of My Wife & Me Not Stay Togethr

I want to gift my property to my 7 year son because of my wife & me not staying together from last 9 months due to serious personal issues. My son is staying with me but if I give custody of my son to her mother only then he will give me divorce. I want to give conditional gift deed to my son but in future he will not mis use or sale the property.Please guide
