My 11 month contract ended on 31st May 2020. Now, the landlord is asking for a 10% increase in rent. No new contract has been made yet. Right now there's no contract between us. The room is locked & I'm not using the said property as of now. But I'd like to keep my things there for now till Covid-19 ends. I said I'd vacate the premises as soon as I go back there. However, he's asking for increased rent every month until I'm there. What should I do? Can he ask for increased rent while the contract ended already?

Under the stressful situation if the agreement is not enhanced you will not be under legal obligation for enhancement of rent. You can even now pay the rent at the old agreed rate.
