1. My dad has given his flat in Nalasopara for rent. The tenant has failed to pay for the past 3 months & keeps asking for more time. I have given him verbally and messaged him to vacate the property, he hasn't yet, his lease agreement expires on the 4th of June. How can I have vacated the property if he doesn't leave after lease agreement? 2. If he does pay! As promised today 26th May 2020, and we come to an agreement to extend his lease for the next 11 months how can I do the paper works. The reason for asking this question is my father is out of India and stuck there due to lockdown! Can I sign on his behalf? Does he need to give me any standing instruction letter?

To initiate the matter get Legal Notice served and then go for eviction. Everything will be fine

1. serve him legal notice through an advocate first and ask him to vacant the premises. 2. if the leases agreement has already been registered then you need to renew it through SDM. but if no agreement has been made then you can first make the leases agreement and get registered through SDM.

yes.. he has to give you authorisation. you need to first. if they are not vacating then you need to terminate the lease and thereafter approach the courts for vacating
