Mr. Imran, 1 months notice is irrespective of the date when you give, you only need to inform 30 days prior to vacating your house. You may try and explain the landlord that you may vacate on 12 August considering fixed timeline of 30 days. However it differs from case to case and there is nothing legally provided on such a point. Best,

The landlord is trying to escape with his mala fide and bad intentions. one month, at the most can be calculated at the expiry of Thirty Days. Thereafter, you are entitled for refund of the amount involved being advance or deposit. And if the landlord denies the refund, You serve a Legal Notice for redressal of your grievance. And file a suit for recovery being the last resort. you will surely get back your amount with interest and Costs as well.
