Dear Sir, You can stay in the same premises without paying any rent and ask the landlord to approach Civil Court which will take years together. Please mark “LIKE” if satisfied by my answer.
you need not worry his demand is illegal you need not to give him anything if he will go to court then the case will be in your favour
1. since you stayed in the rented house, therefore, the landlord can make a claim on the basis of first rent agreement, 2. you should have asked for the rent receipts to claim the HRA
You have another remedy for recovery of the HRA from the Landlord you lost due to receipts which you didn't possess at the relevant time. Secondly,the painting Clause is still not clear and rest is the regular wear and tear which is the responsibility of the Landlord.
