    Under the present circumstances it is advisable to get a detailed legal notice served upon the tenant on its last known address demanding alll the sum total of dues such as arrears of rent, Interest, electricity bill costs and all that what is mentioned in the Rent Deed or Rent Note and obtain a Decree for recovery of the total amount from the Court of law.     since the keys has not been handed over to you, therefore, it can be presumed that the tenanted premises is still in the possession of the tenant, now, you can 1. serve the tenant company a legal notice through a lawyer to (i) make payment of the outstanding rent, ii) to vacate the premises after the fresh notice period, (iii) to handover the actual physical possession to you 2. if the legal notice does not comply despite service of the legal notice, you can file a civil suit in the concerned court, 3. chat, call records, WhatsApp record, rent agreement, if relevant, can prove your case and are admissible as an evidence 4. don't forget to send a copy of the legal notice to the ROC you can contact me for a detailed discussion,
