    Immediately you should consult your local lawyer and send a legal notice to your tenant for repayment of rent of last ten month and whatever he has not paid till date.     You will have to send a legal notice to your tenant asking him/her to pay the rent or else to vacate within a month. You can approach the Court by filing an Eviction Petition on the ground of non payment of rent.
