I have rented a house for the past 7 years. They were not given rent properly now due has gone to 7 lacs and if I file a case there is any limitation that I can recover only 36 months of arrear rent from the starting date of file petition. According to new tenancy law 2017 Tamilnadu rights and responsibilities of landlord and tenants that I can recover my entire amount and after lockdown, can I file a case against the tenant?

Dear Vijay, As per provisions of limitation law, arrears of rent can be recovered within 3 years from the date when the same becomes due. You can file eviction suit disclosing good reason why the same could not be filed within limitation period. For Further details kindly contact me.
