If it is verbal agreement no need to worry after 30 days if you didn't receive any information from opposite party you can just go for another buyer....

Dear Client, There is no need to worry because the verbal agreement to sell the flat isn't legally binding on both of you. Inorder to make it enforceable, it must be in writing, agreed to and signed by both of you. There is no need to send him a legal notice.
If there is only a verbal commitment then you need not worry. You can always go for another buyer. But it is advisable to send him/her a legal notice just in case he/she indulge you in any kind of unnecessary litigation.
