I am planning to take an education loan of 50 lakh for which the bank asks me to give a collateral of 60 lakh. We have a site 30x40 in an area (Vajarahalli Dilip layout near Sobha forest edge, Bangalore) which falls under BBMP limits. Can this property be approved as a collateral in public banks like State bank of india, baroda bank, punjab national bank and private banks?
Documents present - E khata form 11b, Ownership chain, Owner sale deed, Encumbrance certificate, Mutation register, Property tax, Register extract
Documents absent - DC conversion, layout approval plan
Estimated site value - 60 lakh, Estimated house value - 20 lakh
Even if only the site is valued, it still covers the collateral requirements of bank. But my question is if it will approved due to the missing documents? Can they ask for any alternative documents? Giving to official legal valuation takes money and time, hence getting some opinion on it can help
