    Dear Sir, Your grandmother may immediately execute gift deed in your name and let your aunt approach civil Court claiming her share. Usually Civil Courts take three to five years time to dispose such partition suits. Just go on prolonging the matters in the courts.

    This is my response to you: 1. Take NOC from other two aunts; 2. Ask your father to try convincing your aunt that he will pay her money and buy out her share in the property; 3. Since she has only 1/5th share, as per the Hindu Succession Act, your father can pay her the 1/5th price and purchase her share; 4. If your grandmother is the sole owner of her property then she can transfer the same to your father or you easily without any objection from anybody.
