I plan to transfer a property to my father as a gift, and in return, he will create a will in my name. My concern is that after his passing, I want to transfer the property to my name without needing a kursinama (inheritance certificate) or family tree documentation. We do not have a good relationship with my sister, and I worry that she might cause issues in the future.
Would a kursinama still be required in Punjab if a valid will is in place for transferring the property at the tehsildar office? What would be the best approach to ensure a smooth transfer?
