Sale Deed Of A Property

My grandmother purchased a property (Land) on her own in Pune Maharashtra & constructed a bunglow on it. Later on she did the lease deed of 999 years with both the sons (my father and my uncle). My father expired in 1992 and my grandmother passed away in 2006. She created a Will and transferred all rights of property (Land) to my uncle and my aunty. However, she transferred the rights of the constructed bunglow to me. I want to sale the bunglow to my uncle. Can I prepare a sale deed and sale it?
