Dear client I am sorry to hear that but in this case you can go ahead and issue a legal notice through a lawyer for vacating the premises if their refuse then you can go ahead and file and eviction suit against them
1. Issue him notice through lawyer to vacate and pay the rent and if he refused then File suit for eviction in court through lawyer. This will take min 2 to 3 years to decide. 2. You have second best option to pay him reasonable amount as per your wish and vacate him from your property.
