Problem Regarding The End Date Of The Agreement Of Sale

Both the parties agreed, that the sale transaction shall be completed within a period of eleven months from the date of this agreement. And the time of Eleven Months shall be the essence of the contract. If the first party(seller) fails to get a transfer (registration) the same in the municipal records within eleven months. The period of agreement will be atomically extended until the first party gets mutation and obtain Form no.3 from the CMC. My question here is that, Does the sale transaction period also gets extended due to not being registered. if so let me know. Thank You.
