I have sold my flat and the sales agreement was registered. As agreed the buyer paid 15% of the total consideration by way of advance and agreed to settle the remaining through home loan for which the loan sanction letter was attached in the sale agreement. I have handed over all the original document to the buyer and the same was submitted to bank for loan disbursement. Now the buyer and bank is insisting that the name in the Society share certificate needs to change before the disbursement of agreed amount siting the new law. I just want a help on this, is their is any new law alike this. if the bank is not disbursing the money without transfer of Society share certificate what should i do. can i cancel the registered sale agreement. please help
