I am 74 years old living in 80 years OLD home in Peth area in Pune there are 2 tenants (renting 1 room each) ; they have alternate home for living I want to repair / construct home as there are multiple issues in the home as it is very old (leakage, no proper water storage, security, can't paint it, no lift hence difficult to climb the steep stairs with knee problem) I don't want to give it to builder for development and over crowd (which has happened at other places) Is it mandatory to make the tenants owner in the NEW/ repaired house ? Can't they continue to live in the NEW/ repaired house as they are currently living ? I don't want tenants to pay single penny to me ; I shall pay the increased property tax to corporation Thank you

If you the absolute owner of the property in question then you have full rights to raise any kind of construction with the prior permission of the concerned departments. As far as the tenants are concerned if you wish to evict them then you need to serve them a one month notice or according to the terms and conditions written in your rent agreement. And also it is not at all mandatory to let out the newly built house to the same tenants. You can always appoint new tenants with proper rent agreement.
