Grandma's Property

My Grandma had two daughters, Grandpa is no more now. 1.My Mother(Elder One) 2.My Aunt (Younger one). A Property which it is 12cents Residential plot, In Patta name Like ( My Grandpa Name Wife My Grandma name. My Grandma had this property after the expiry of My Grandpa. Now My Query is My Grandma is willing to register this property to my Mother. is it legally right? In Future, my aunt raised any legal issues against us. Clarrify Me. Regards, Vignesh
