Hindu Succession Act / Will / Possession / Article 65 Of Limitation Act

Agar ek son apne father ki self acquired property pe previous 30 years se bina kisi rok tok ke rah raha hai aur uske sare expenses (maintenance, electricity, water, house etc) voh khud pay kar raha hai. Jispar uske father ne oral promise 20 years pahle hi kar diya tha ki meri yeh particular property mai tmko dekar jaunga but 2020 me voh apni bahu ke jaal me faskar property ko "will" banakar divide karna chahte hai toh kya voh aisa kar sakte hai. Property ka full possession abhi son ke pas hai, son chahta hai ki uske parents ke alawa koi bhi uski property me na rahe. He wants to use Article 65 of the limitation act as a shield. kindly guide us. Thanks in advance
