- As per Supreme Court judgement , except the registered sale deed , all the property documents are invalid and not make a person genuine owner of the property. - Further , an unregistered POA holder cannot registered sale deed in favour of other , and further after the death of your father the said POA has lost its existence . - However, as you are in possession of the property since long time , then you can approach the court for declaring the owner of the property
Dear sir, Firstly, you must note that the death of your father makes the GPA futile in the eyes of law. However, the sale agreement is still there to prove that a transaction had occurred. Now, as you have occupied the house for the past 25 years and are in indisputable possession of the same, you can use assert ownership after applying for a declaratory suit on the principles of equity.
