Hi, By virtue of Section 14 of the Hindu Succession Act, property acquired by your mother is now her absolute property, i.e. her self-acquired property. According to Section 15, this property will now pass to her heirs, or she can transfer it to anybody she likes. When the requirement for transfer is immediate, a gift deed is preferable; nevertheless, if an individual wants the property to pass to his or her successors until after his or her death, creating a will may be the ideal option.
