    First check the deed of purchase of the vendor and do a searching form the office of BLLRO or land settlement office to find out the details of ownership of the land. Second try to find out if there is any charge on the land created by the vendor or anyone. Third find out the possession right over that land or property. For best guide meet a local lawyer with the papers and he/she can assist you in knowing if the land is safe or not.

    The essential docs required are (1) Title deed (2) Encumbrance certificate from the Sub-Registrar office to check whether any mortgage or court attachments (3) Recent Land Tax Receipts from village office (4) Record of Rights from the village office (5) Possession certificate from village office (6) Basic Tax Register, from village office (7) land sketch, from village office are the essential docs to check whether the property is genuine or not. In addition the records from the local body institutions such as panchayats, municipal corporations etc. can be examined.

    Dear sir, You should ensure that the property has a valid sale agreement in the name of the purchaser from whom you intend to buy it. Moreover, it should also have a valid khata certificate so as to ensure that it is registered with the revenue department. Also, you shall look for tax receipts and encumbrance certificate. Lastly, more important would be to check the construction plan and ensure that in future local authorities will not take any action against the said property. Thank you
