    Dear Sir, It seems the Bank loan was taken prior to leasing the property to you. You can approach High Court saying that you are ready to purchase the property if bank loan of the landlord is transferred to you. Thus, the High Court may direct the Bankers to consider your representation to purchase the house and allow you to pay in EMI's and thus you may continue your stay otherwise you may be thrown out without any remedy.

    If the owner of the property availed a mo rtgage loan from bank and bank is initiating steps through securitization act it can do so if there is no mortgage of the property let out to you you can file a suit for recovery of your deposit oradvanc . and you can seek attachment of the property let ou t o you for futher details you can contact.

    You can send him/her a legal notice asking as to why he/she is not returning the money. You can also warn them to pay the amount or face legal action which will be at your cost and time. If they fail to pay you even after the notice then with no other option left you have to knock the doors of judiciary. You can also file a criminal complaint against him/her at the nearest police station of your area. For more legal assistance I will be just a call away.
