Partition Of Plot

The plot has roads on Two sides (south& east). It is a small plot of 30 (east road)*60(south road) feet. I do not want to jointly own the property. As you can understand this plot can't be divided equally. My brother is not willing to give his share to me at market price. He is not willing to take my share at market price he wants it at less price. I asked him to sell the plot and divide the money He is Not willing to do that also. WHAT IS THE BEST WAY TO GET MY SHARE THEN.
