Dear sir, It is always advised that before purchasing any property, you do a review of the validity of all documents. You shall check the documents with revenue department for khata certificate and ask for tax receipts so as to ensure that tax has been duly paid. See that the property is registered in the name of seller and entered into govt records so as to save yourself from ongoing land mafia. Further demand for encumbrance certificate so that the property is not under any mortgage or ongoing legal dispute. More important is for you to see that the owner posses all documents to have a clear marketable title over it. Once you are convinced, you shall make a sale deed in you favor and pay the consideration amount. After this, you must visit the registrar and change the ownership to your name by way of mutation.
