    You have to issue him a legal notice expressing your readiness and willingness to perform your part of contract to get the sale deed registered. If the seller is not coming forward to executing the sale deed, you may approach court with a suit for specific performance of contract to enforce the sale agreement and get it registered.......

    Manage to get a detailed legal notice served upon the Vendor. And get it Registered. If the Vendor does not agrees file a Suit for Specific Performance and get it Registered through the orders of the Courts. But do consider about the delay you have caused.
