Hello Sir If the property has been mutated in the wife's name and no other legal heirs are there then these documents are sufficient for a successful transfer of property. Unregistred will can be challenged however if title is clear and registered relinquish Deed given by all legal heirs in favor of one person ( wife of the original owner) and that person has transferred the property to you. Then that considered a successful transfer and you are eligible for a loan with all original documents.
