    Hi, You must apply for a mutation certificate to get the title transferred to your name. As you are the only son, you are the legal heir and entitled to claim your parents’ property when there is no will. The tax and fees to be paid varies from region to region, you shall have to check with your local authorities and clear any dues while getting the title transferred.

    It is a general law that the the only son has to inherit the property of his parents. He has to get his name mutated in Revenue Records and with the Civic Authorities as well. It will confer ownership rights upon him.
