    The question of legal heirship stands apart when you have registered Will in your favour. Farad is the document of the records maintained by Revenue Department pertaining to the ownership of the property. You should get the property transferred to Your name. It will give you the right to deal with it. Non Encimberances Certificate is required from the Revenue Department to prove that your property has not been mortgaged. If it is constructed property then a copy of sanctioned site plan from the Civic Body is required. You can aurhorise any of your confidante to get the deal done by executing a registered Power of Attorney. But be careful that the document are not misused at any stage.     Hi, Since you are holding registered will from your father the property can be transferred to your name in case there is any objection from the other legal heirs they can go to the court and object the transfer in your name as you mentioned that you have no objection from your sister as well then there is no problem selling the property directly by you however you have to ensure that your mother has nothing to say in this regard and provide no objection certificate in the form of relinquishment deed.
