Dear Client, Considering that your property (two flats) are already registered in your name, you can definitely initiate a sale deed. Sale deed will entail your registration of the owner (i.e. your father), and further transfer of sale deed can be used to transfer the property in the seller's name. You will first need to make sure that the property is in your father's name still as you have mentioned that the house was sold to a builder. If the builder has given two flat to your father in the said apartment then the same must have been registered in your father's name. If this is the case then the flats so given by the builder may already have been registered in your father's name when the flat was being given to you by the builder.
