Purchasing Gift Deed Property And Senior Citizens Act 2007

Should we add a clause in the sale deed that transferee is providing basic and physical needs to the transferee? and also get an Deed of indemnity signed by the seller selling gift deed property. Property in question has been gifted to Son by father, father is still alive living with the same son and son is providing for father. Father has three daughters and all are married, only one son who is selling the gifted property. Please clarify
