As you have mentioned there is nothing wrong with the Will itself. But it would be safe to obtain a Probate as any of the legal heirs object at any stage that Document will protect Your legal rights. Secondly, You have to attain the Legal status being owner of the property so as to sell the shop. Probate will be that authority to declare the Legal owner of the property and also to get the mutation sanctioned in the Revenue Department to alienate the property.
