Dear Sir, First need to send a legal notice. If there is no response from the builder then we have to proceed for further legal step. If the builder is the register builder against the RERA authority then we have to do an online complaint with the tribunal. There are various provision made in the act for punishment of builder. Dear client you should send them a legal notice through your lawyer and thereafter you can file civil suit as well as criminal. and nowadays in (RECC) Real estate Control Committee is their as per the rules of committee builder should be completed within the prescribed period as per mentioned in your allotment copy. after completion of project within 15 days he should be informed to the committee if builder will not inform to the committee he should be fine first month 10,000 afterwards per month*Phone*fine will be imposed to the Builder you should send a complaint copy to the real estate committee.

Go through the content of the Allotment Letter and manage to send a detailed legal notice to the Builder. If the matter is not resolved then you need to approach the Consumer Court for Redressal of your grievance. You have got a good case and you will succeed. File a claim for Villa, alongwith damages Interest, Costs and litigation expenses. first of all show your agreement for sale deed to any lawyer that you have made probably at the time of paying first installment money to the builder, then i can advises you in a proper way.
