    Dear Sir Boundaries will prevail over area mention in the sale deed and if one side of the boundary is not shown as vacant please belonging to the owner then he has no case. you may share sale deed and get further advice Please give me RANK FIVE(5) if my answer satisfies you

    Yes, if sale deed mentions about the actual area then you have rights on that area and if you paid sale consideration for area mentioned in sale deed then you cannot claim rights over remaining area.
