If a tenant has been missing for 7 months and you have made reasonable efforts to contact them without any response, it may be reasonable to assume they have abandoned the property. However, it's important to follow the proper legal procedures in your jurisdiction to protect your interests. Here are some general steps you can consider: Review local laws: Familiarize yourself with the relevant landlord-tenant laws in your area. Each jurisdiction may have specific regulations regarding abandoned property. Document your efforts: Keep records of all your attempts to contact the tenant, such as copies of the notice you sent, any returned mail, phone call logs, or email correspondence. This documentation will be useful if any legal issues arise later. Adhere to legal notice requirements: Follow the specific legal procedures for abandoned property in your jurisdiction. This typically involves sending a notice to the tenant indicating your intent to dispose of their belongings within a specified timeframe (which is often dictated by local laws). Ensure that the notice is sent via certified mail or another legally accepted method of delivery. Store the belongings: Once the notice period has expired, if the tenant has not claimed their belongings, you can proceed with removing and storing them. Again, local laws may outline how you should handle the storage of abandoned property, including a designated storage period. Maintain records: Keep detailed records of the inventory of the abandoned items, photographs if possible, and any expenses incurred for storage. This will help in case the tenant returns and claims their belongings later. Seek legal advice if necessary: If you are unsure about the legal requirements or if you anticipate potential complications, consult with a lawyer specializing in landlord-tenant law. They can provide you with guidance specific to your jurisdiction. If the tenant returns after one year, having followed the proper legal procedures, you may have the right to dispose of the abandoned property, depending on the laws in your jurisdiction.

If you have already issued him a legal notice and he's not responding then you can always take appropriate steps to vacate your premises. In case he suddenly appears after sometime then you can file an eviction suit against the tenant in a civil court under whose jurisdiction your property is located. For more legal assistance I am just a call away.
